At Kips Bay Towers, the iconic brutalist condominium complex designed by I.M. Pei and completed in 1965, I led comprehensive façade inspections and concrete condition assessments critical to preserving this landmark’s structural and aesthetic integrity. The two 20-story towers, known for their exposed concrete surfaces and bold architectural expression, required detailed evaluation under NYC’s Local Law 11 façade safety regulations.
My role involved extensive field investigations to identify concrete spalling, reinforcement corrosion, and water infiltration issues. I prepared thorough technical reports outlining vulnerabilities and prioritized repair recommendations to ensure long-term durability and resident safety. Working within the framework of the Façade Inspection & Safety Program (FISP), this project balanced the preservation of brutalist design with modern safety standards, helping to maintain the complex’s iconic presence in Manhattan’s urban fabric while supporting regulatory compliance and public safety initiatives.
