At The Future Condominium, 200 East 32nd Street, I contributed to comprehensive façade inspections and leak investigations aligned with New York City’s Local Law 11 requirements. This high-rise luxury building demanded meticulous evaluation of its exterior envelope to ensure structural integrity and occupant safety. I conducted detailed field assessments and prepared technical reports documenting façade conditions, identifying vulnerabilities, and recommending targeted repairs.

My work supported compliance with the Façade Inspection & Safety Program (FISP), helping to uphold the building’s safety while minimizing unnecessary pedestrian protections like sidewalk sheds. Through careful analysis and evidence-based inspections, we balanced preservation of the building’s modern aesthetic with stringent safety standards, contributing to the ongoing evolution of NYC’s façade regulations under the City’s “Get Sheds Down” initiative. This project deepened my expertise in navigating complex regulatory frameworks while safeguarding iconic urban architecture.
